1. Figure out how much you can afford.
Get pre-approved:
· You minimize stress of not knowing whether or not you will qualify
· You look at the right homes (ones you can afford).
· You become an “all cash” buyer in the eyes of the Seller, placing you in a better position.
· You save money dealing with a comfortable Seller.
· You close more quickly.
2. Shop for a home:
Select a community that will allow you to best live your daily life.
Do you want access to shopping and public transportation? Is
access to local facilities like libraries, museums, and schools
important to you? Some other questions to consider?
· Are there enough bedrooms and bathrooms?
· Is the house structurally sound?
· Is the yard big enough?
· Do you like the floorplan?
· Will your furniture fit in the space?
· Is there enough storage space?
· Does anything need to be repaired or replaced? (Will the Seller repair/replace the items?).
3. Get a home inspection.
Buying a home is one of the most important purchases you will make in your lifetime, so you should be sure that the home you want is in good condition. A home inspection is an evaluation of a home’s condition by a trained expert. During a home inspection, a qualified inspector takes an in-depth and impartial look at the property you plan to buy.
**During the inspection period, all title documents (way to take title, review of CC&R’s, etc.) will be reviewed.
4. Get a C.L.U.E. Report.
CLUE stands for the Comprehensive Loss Underwriting Exchange, a database used by insurance companies to determine whether they should issue or maintain homeowners insurance.
WHO CAN OBTAIN A CLUE REPORT?
The homeowner is the only individual who has the right to order a CLUE report on their own property. However, the buyer can require a Seller to obtain a CLUE during the contract negotiation.
5. Shop for homeowners insurance.
6. Arrange for utilities.
7. Sign papers.
In the State of Arizona, possession or “closing” is considered recordation. Closing might occur several days after signing all required documents.
